From Love Your Let to Love Your Estate: Expanding Our Approach to Property Management

At Love Your Let, we’ve spent years managing rental properties across Cambridgeshire, working closely with landlords, tenants and property owners to ensure homes are well maintained, compliant and professionally managed.

As the lettings and property management arm of Ellis Winters, our role has always been focused on the day-to-day reality of property ownership — coordinating maintenance, managing contractors, ensuring regulatory compliance and providing responsive support to both landlords and residents.

Over time, however, something became increasingly clear.

As Cambridgeshire continues to grow, so too does the number of apartment blocks, mixed-use developments and modern residential estates that require structured, professional management. The needs of these developments go far beyond traditional lettings management.

That realisation has led to the creation of a new specialist business.

Today, we are pleased to introduce Love Your Estate, a dedicated block and estate management company that has evolved directly from the property management experience developed within Love Your Let.

This marks the soft launch of a service that has been developing behind the scenes, built on the same local knowledge, operational expertise and commitment to service that underpin everything we do.

Why Love Your Estate Was Created

Managing individual rental properties and managing entire residential developments are related — but they are not the same.

Block and estate management requires specialist systems, financial oversight and long-term planning. Responsibilities often include service charge budgeting, compliance management, contractor supervision, major works planning and regular communication with leaseholders and resident management company directors.

Through our work at Love Your Let, we were already dealing with many of these challenges when managing rental apartments within larger developments. We saw first-hand how the quality of block management directly affects both landlords and residents.

In many cases, landlords would raise concerns about service charges, maintenance delays or communication issues from existing managing agents. Tenants, too, often experience the day-to-day impact of how well a building is managed.

It became clear that there was room for a more responsive, transparent and locally accountable managing agent.

Love Your Estate was created to provide exactly that.

While it operates as a dedicated brand focused purely on block and estate management, it benefits from the practical management experience developed through Love Your Let and the strong local reputation of Ellis Winters across Cambridgeshire.

A Local Approach to Block Management

Love Your Estate provides professional block management services for a range of residential developments across Cambridgeshire, including:

  • Purpose-built apartment blocks

  • Converted residential buildings

  • Mixed-use developments

  • Freeholders and Resident Management Companies (RMCs)

Because our team is based locally, we are able to carry out regular, meaningful site inspections and work closely with trusted local contractors.

This local presence makes a significant difference.

When maintenance issues arise, they can be addressed quickly. When works are required, they can be supervised properly. And when leaseholders or directors need to speak with someone, they are able to contact a dedicated property manager who understands the building — not a remote call centre.

Addressing the Frustrations Many Blocks Experience

Through our work in lettings and property management, we regularly speak with landlords and residents who feel frustrated with the management arrangements in their buildings.

Common concerns often include:

  • Rising service charges with little explanation

  • Slow response times to maintenance issues

  • Infrequent property inspections

  • Difficulty contacting a decision-maker

  • Contractor costs that feel excessive or poorly managed

These are exactly the kinds of problems Love Your Estate has been designed to solve.

By combining professional management systems with genuine local presence, the aim is to deliver a more accountable and transparent service for residential developments.

Transparent Service Charge Management

Financial clarity is one of the most important aspects of effective block management.

At Love Your Estate, service charge management is designed to be straightforward and transparent. Leaseholders and resident directors receive:

  • Clearly structured annual budgets

  • Detailed expenditure reporting

  • Transparent communication about planned works

  • Long-term maintenance planning and advice

Residents should always understand how service charge funds are being used and how decisions are made.

Estate Management for Modern Housing Developments

Beyond apartment blocks, Love Your Estate also provides estate management services for private housing developments throughout Cambridgeshire.

Modern residential developments often include shared infrastructure and communal areas that require professional oversight. Our services can include management of:

  • Communal landscaped grounds

  • Private roads and street lighting

  • Shared drainage and infrastructure

  • Contractor supervision and maintenance schedules

  • Service charge administration

Well-managed communal spaces help maintain the overall condition of a development and play an important role in protecting property values over the long term.

Switching Managing Agents Is Often Easier Than Expected

One of the biggest misconceptions we encounter is that changing managing agents is complicated.

In reality, for many Resident Management Companies or freehold companies, the process is relatively straightforward.

Love Your Estate can assist by:

  • Reviewing existing management agreements

  • Advising on notice periods (often around three months)

  • Managing the full handover process

  • Coordinating transfer of service charge accounts and documentation

  • Ensuring continuity of services during the transition

Our goal is to make the process as smooth and stress-free as possible.

Leaseholders Still Have a Voice

Even if you are not a director of your building’s management company, you may still have options if you are unhappy with how your building is managed.

We are always happy to speak with groups of leaseholders to explain the options available, including how management arrangements are typically reviewed or changed.

In some developments, residents may also qualify for Right to Manage (RTM) — a legal process that allows leaseholders to take control of building management without purchasing the freehold.

Once RTM is established, Love Your Estate can provide the professional management structure needed to run the building effectively.

A Natural Next Step

The launch of Love Your Estate represents a natural evolution of the property management experience developed through Love Your Let and the wider Ellis Winters group.

For years we have been managing individual homes, supporting landlords and coordinating property maintenance across Cambridgeshire. Expanding that expertise into block and estate management allows us to serve property owners, residents and communities in an even more comprehensive way.

A Soft Launch with a Clear Purpose

Although this is a soft launch, Love Your Estate is already working with residential developments across the region and welcoming conversations with:

  • Resident Management Company directors

  • Leaseholder groups

  • Freeholders

  • Developers planning new residential schemes

If you are reviewing your current management arrangements or exploring options for a new development, we would be pleased to have an open, no-obligation discussion.

Because ultimately, people should love where they live — and that starts with management that is local, transparent and accountable.
